Project: Acquisition of, fit-out and relocation to new head office in the City of London
Expenditure: undisclosed
Consultancy Timescale: 6 months
Works Programme: Twelve weeks
BACKGROUND:
AIBC are a Dublin based international commercial bank with offices throughout the World.
The bank has expanded over the
years and it was decided in early in 2000 that the existing London Head Office facilities were a
constraint on future expansion. AIBC appointed McCarthy & Associates to assist with the viewing,
selection and acquisition of larger premises in the City.
SCOPE OF WORK:
Over a period of several months, many properties were viewed and compared to the requirements
of the evaluation and feasibility plan. AIBC decided through McCarthy and Associates
space planning to take on the top four floors of a seven storey building in Old Jewry,
occupying three floors themselves and sub-letting one floor on a short term basis to
allow for future expansion.
McCarthy and Associates were involved in the preliminary discussions between the owner’s
representatives, the main building project manager, lawyers and estate agents. In parallel,
detailed planning of the fit-out, space allocation, and all associated building services were
all dealt with.
The requirements meant that AIBC and McCarthy and Associates had to develop a fast-track fitout
programme which restricted the works programme to a twelve week period, allowing the bank
to relocate over one weekend immediately before Christmas 2000. This was a date critical to
the bank, and the only interval which ensured no loss
of service to their clients.
